The calendar

When does rental work in Gainesville arrive all at once?

Gainesville is a college town twice over. The University of Florida is there, and so is Santa Fe College, which says more than 18,000 students take credit classes with it.

UF's off-campus housing guide tells students to pick a lease whose move-in date falls before classes start and whose move-out date falls after finals end. Where leases follow that advice, tenants leave in the same few weeks, and the cleaning, painting, carpet work and haul-away that ready a unit for the next one fall into those weeks too.

The work

Why take property maintenance work through 1Stop?

Property managers buy maintenance on a calendar as well as in a crisis. Of the 33 trades 1Stop dispatches, 22 run to a booked date rather than a clock: janitorial, unit turnover, carpet installation, event cleanup, landscaping, pool service, pressure washing, junk removal, gutter cleaning, window cleaning, dryer vent cleaning, tree service, fencing, garage door repair, drywall and stucco repair, tile and flooring repair, screen enclosure repair, shutter and storm prep, mold remediation, backflow testing, fire safety inspection and parking lot maintenance. Janitorial is billed on a monthly contract and a unit turnover per turn, so that work comes back on a schedule instead of waiting for something to break.

1Stop is the contracting party on every job. It buys the work from you and sells it to the property manager, so you invoice one company, never bid against another vendor, and are paid net-14 from the day 1Stop verifies the job complete.

Dispatch

How does 1Stop send a job to a vendor?

A property manager's request is offered to the best-ranked approved vendor who lists the trade, covers the property's city or county, has room in the window and has current paperwork on file. The vendor's owner and dispatchers get the offer, which says what the job pays and by when to answer it. After approval you set your own minimum hourly rate and minimum per-job rate, and you only get offers that meet them.

Accept it and the job is yours, with directions, access instructions and the scope in the 1Stop app. Decline it, or let the clock run out, and it moves to the next vendor on the list; one who let it lapse can get one more call before the job goes to HQ.

The ranking weighs distance to the property, the vendor's on-time record and how many offers in the trade it has had lately, so a vendor with fewer recent offers moves up, and between equals the one offered a job longest ago goes first. For an emergency, a vendor who has finished a 1Stop job goes ahead of one who has not.

When the job is done, before and after photos and a completion note go in from the phone, and the job lands on your payout statement once 1Stop has checked it against the work order.

Getting set up

How does a Gainesville-area contractor join?

It costs nothing at any step, and no work is sent until the last one is done.

Alachua County no longer levies a county business tax. A city can still levy its own (section 205.042), and a contractor the state licenses through DBPR that has paid the tax where it is based owes no other Florida city or county a business tax for temporary work there (section 205.065).

A registered contractor can work only where its registration applies; a certified one works anywhere in Florida.

  • Apply online with your trades and every county you will drive to.
  • HQ reviews your application, and an executive account manager calls only if something needs sorting out.
  • HQ checks your certificate of insurance, your W-9 and, in a licensed trade, your state license.
  • Approval sends the vendor agreement to the 1Stop app, where you sign it and finish the onboarding checklist.
  • Job offers start once the checklist is complete.

Permits

Who issues building permits in the Gainesville area?

For a licensed trade, the street address decides the office. Each county's building office permits work outside any city, and Alachua County's covers several of its cities as well; inside Gainesville, the city's own building department does. The trade pages below quote what the counties' permit forms and pages say about everyday jobs.

The City of Gainesville's Building Division registers a company to pull permits inside the city limits only if it is a state-certified contractor.

Questions

What Gainesville-area contractors ask.

How do I get maintenance work from property managers in Gainesville?

Apply to 1Stop's vendor network at 1stopservicepro.com/vendors/apply and list every county you will drive to; Alachua, Levy and Gilchrist counties make up the Gainesville area. HQ reviews and approves your application, checks your certificate of insurance, W-9 and any license your trade needs, and offers start once your onboarding checklist is complete. Joining is free, and jobs are paid net-14.

Is there an app for contractors to find jobs in Gainesville?

1Stop's vendor app is one. Approved vendors get job offers in it, each showing what the job pays, and accept or decline them. The app carries the directions, access instructions, scope and photos, and an owner can add crew members with their own sign-ins. 1Stop sells no leads and charges nothing for the app.

Does 1Stop charge Gainesville contractors a fee?

No. There is no listing fee, no lead fee and no percentage taken out of what you are paid, to join or at any point after.

Who can pull a building permit in Gainesville?

The City of Gainesville's Building Division registers a company to pull permits inside the city limits only if it is a state-certified contractor. A registered contractor works only where its registration applies; a certified one works anywhere in Florida.

When do student leases turn over in Gainesville?

When the academic calendar says. UF's off-campus housing guide advises a lease that starts before classes begin and ends after finals, so where students follow it, move-outs and the unit turns behind them crowd into the same few weeks.

Do I need a license to do maintenance work in Gainesville?

It depends on the trade. 1Stop holds a state license on file before it sends any HVAC, plumbing, electrical, roof repair, pest control, pool service, mold remediation and fire safety inspection work, and every vendor keeps a certificate of insurance and a W-9 on file. Florida has no handyman license, so anything that needs a licensed trade, such as plumbing, goes to that trade.

Do I need a business tax receipt to work in Gainesville?

Not a county one from Alachua County, which repealed its county business tax. A city can levy its own under section 205.042, and a DBPR-licensed contractor that pays the tax where it is based owes none for temporary work elsewhere in Florida (section 205.065).
