The work

What mold remediation work does 1Stop send?

Mold growth over 10 square feet removed by a licensed remediator, the moisture source sent to its trade, for managed properties. It is billed per job, and it goes on your payout statement for the period, which 1Stop pays net-14 from completion.

1Stop is the contracting party: it buys the job from you and sells it to the property manager, so you invoice one company and never bid against other vendors for the work.

Licensing

What license does a mold remediation vendor need in Florida?

Florida licenses mold remediation under part XVI of chapter 468 of the Florida Statutes, which DBPR administers. Section 468.8411 defines remediation as the removal, cleaning, sanitizing, demolition or other treatment of more than 10 square feet of mold, and says it may not include work that needs a construction license under chapter 489 unless a licensed contractor does it.

Section 468.8419 bars a remediator from working without documented training in water, mold and respiratory protection, from assessing a structure its company remediated in the past 12 months, and from remediating property it has a financial interest in. It also bars a mold assessor's company from remediating a structure it assessed in the past 12 months. Certified Division I contractors are carved out of the 12-month rules.

Section 468.841 lists who is exempt. A property's own maintenance staff may remediate a building their employer owns or manages, as long as the employer does not sell remediation to the public, and a chapter 489 contractor working within its license is exempt unless it holds itself out as a mold remediator.

1Stop holds that license on file before it dispatches mold remediation work, along with a current certificate of insurance and a W-9.
