The work

What unit turnover work does 1Stop send?

Trash-out, clean, paint, carpet, punch and inspect as one sequence, for managed properties. It is billed per turn, and it goes on your payout statement for the period, which 1Stop pays net-14 from completion.

1Stop is the contracting party: it buys the job from you and sells it to the property manager, so you invoice one company and never bid against other vendors for the work.

Licensing

What license does a unit turnover vendor need in Florida?

A turn mixes trades, and most of them need no state contractor license. Cleaning is not a licensed category under section 489.105 of the Florida Statutes, and section 489.117(4)(a) bars cities and counties from requiring a license for painting or flooring.

Two things change the picture. Any repair in the sequence that falls under a licensed trade, plumbing for instance, goes to that trade. And in units built before 1978, the paint step falls under EPA's Renovation, Repair and Painting Rule.

What 1Stop holds on file for every unit turnover vendor is a current certificate of insurance and a W-9.
