For property managers

Submit once. Stop chasing five phone numbers.

One request goes to a screened vendor who is held to a window, and every job comes back with photos and timestamps instead of a story.

What you actually get

A portal built around one job's whole life.

Not a ticketing system bolted onto email. The portal we are building tracks a request from submission to statement.

  • New Request

Category, property, unit, urgency, description, photos, access instructions, preferred window, review, submit. Under six steps, one screen. Emergency submissions skip straight to the top of HQ's board and say so on the confirmation.

  • The Requests table

Saved views, a filter bar, column and density toggles, CSV export, and a Table ⇄ Cards switch for the same data.

  • Request detail

A timeline down the left showing elapsed time between submitted, assigned, scheduled, started and completed, plus the assigned vendor and any child work orders.

  • Proof

Before and after photos on every job, and a downloadable Service Record once it is closed.

  • Turnover board

One card per unit in turn, a days-vacant counter, and the rent that day is costing, with blocked stages flagged.

  • Invoices

Statement list and a detail view that drills down to the work order and its proof, with a PDF download.

  • Team

Invite colleagues at three permission levels: admin, manager, viewer.

The arithmetic

What repairs and turnover already cost a 250-unit community.

These are published industry benchmarks, not 1Stop figures. We are not the ones claiming them.

Repairs and maintenanceNAA 2024 benchmark, $1,098 per unit per year, inside total operating expenses of $8,657 per unit250 × $1,098$274,500
Turnover, physical work43% annual turnover rate (Zego 2026 survey of 630 property managers); average turn cost $3,872, of which roughly $1,812 is physical work107.5 turns × $1,812$194,790
Addressable spend, these two lines$469,290

Contract services (janitorial, recurring maintenance) are excluded from this table. The NAA per-category breakdown for those lines is paywalled, and we will not print an estimate as if it were a fact.

Accountability, spelled out

Today versus on 1Stop.

Today

  • Five vendor relationships, one per trade.

  • Five certificates of insurance to track and renew.

  • A phone tree at 6am to find who can be on site.

  • Twelve invoices a month, reconciled by hand.

  • Nobody owns a job that goes wrong.

On 1Stop

  • One contracted party across all ten trades.

  • One certificate of insurance, held by 1Stop.

  • One submission, dispatched off the board.

  • One statement, every line linked to its photos and timestamps.

  • One party responsible when work has to be put right.

  3. 3

    Read the proof

Before and after photos, a timeline, and a Service Record once it is closed.

  4. 4

    Decide

Add the next property, or do not. There is no per-door software fee to sign up for.

Submit a request and see what comes back. If the response times do not hold up, you have lost nothing.
