The work

What general maintenance work does 1Stop send?

Punch lists, doors, drywall, fixtures, small repairs, for managed properties. It is billed by the hour, and it goes on your payout statement for the period, which 1Stop pays net-14 from completion.

1Stop is the contracting party: it buys the job from you and sells it to the property manager, so you invoice one company and never bid against other vendors for the work.

Licensing

What license does a general maintenance vendor need in Florida?

Florida has no handyman license. Section 489.117(4)(a) of the Florida Statutes names handyman services among the job scopes for which a city or county may not require a license.

The line falls where a task needs a licensed trade. Plumbing and air-conditioning work are licensed categories under section 489.105, and 1Stop sends them to those trades rather than to general maintenance.

Florida's minor-work exemption, section 489.103(9), covers casual or minor work under $2,500 in total for labor and materials. It does not apply when the work is part of a larger job, when a job is split up to stay under the limit, or when the person advertises as a contractor.

What 1Stop holds on file for every general maintenance vendor is a current certificate of insurance and a W-9.
