About
One accountable counterparty for property services in Orlando.
1Stop Service Pro is new. We are starting in one market, Orlando and Central Florida, on purpose, instead of spreading thin across the country before the dispatch model is proven.

The gap
Two floors, and everybody in between.
One floor is software. Property Meld sells you a clean pipeline of tickets for $1.60 to $2.00 per unit per month, its own published pricing, and you still have to find a plumber yourself.
The other floor is labour, priced for enterprise. HappyCo will not start you under 500 units. AppFolio's floor is 50 units plus a minimum spend. Lessen bought SMS Assist for $950M and sells to the biggest owners in the country.
In between sits everybody else: the manager with a handful of properties, coordinating vendors by phone and spreadsheet because neither floor was built for that size.
1Stop sells to the middle.
Supply
Why there is a vendor on the other end of the call.
1Stop is backed by 1st Choice All-Purpose, an Orlando commercial cleaning company that already runs crews and already has clients. Cleaning and turnover work is self-performed. The trades outside cleaning are subcontracted against vendor relationships that already exist, not recruited from zero after launch.
Most of the vendor base in this industry is small: roughly 1.25M US janitorial businesses averaging 1.9 employees each, IBISWorld. That is exactly why a network that dispatches work and pays net-14 is worth a small shop joining.
What that gets you
Self-performed cleaning
Turns and janitorial work run through crews 1Stop already manages, not a vendor found after the sale.
Trades held on relationship, not cold outreach
Plumbing, HVAC, painting, restoration and the rest are subcontracted against firms 1st Choice already works with.
Net-14 as a recruiting tool
The industry runs on small shops. Paying faster than most property managers do is how a network attracts them.
Honest limits
What we are not, yet.
Every line here is true today and checkable against the rest of this site.
One market
Orlando and Central Florida. Nowhere else. We are not claiming national coverage we do not have.
No track record to point at
This site quotes published industry benchmarks, sourced inline, rather than 1Stop's own results, because 1Stop does not have results yet.
Pricing still being settled
The pricing page says so directly. What we charge is not final and we would rather say that than print a number we might have to walk back.
Vendor payments run on terms
Net-14 today, through the same accounts-payable process any subcontractor relationship uses. Not yet run through a payments platform.
No map
There is no tile provider wired up yet, so there is no map on this site. A fake map would be worse than the ruled table of counties on the contact page.
Accountability
How we intend to be judged.
None of the numbers below exist yet. This is the list of what we will publish once there is data, and this page will carry them when they do.
- 01
Time to assign
How long a submitted request sits before a vendor is on the hook for it.
- 02
Time to complete against the response target
Whether the job finished inside the window we quoted when it was dispatched.
- 03
Share of jobs with before and after photos
What fraction of completed work has the proof attached, not just an invoice line.
- 04
Invoice accuracy
How often the bill matches the job that was actually done.
Put one property on the board.
Start with a single building. If the response times do not hold up, you have lost nothing.
