What parking lot maintenance work does 1Stop send?
Sealcoating, crack filling, striping, accessible spaces, and concrete drive and walkway repair, for managed properties. It is billed per job, and it goes on your payout statement for the period, which 1Stop pays net-14 from completion.
1Stop is the contracting party: it buys the job from you and sells it to the property manager, so you invoice one company and never bid against other vendors for the work.

What license does a parking lot maintenance vendor need in Florida?
Parking lot sealcoating and striping fall under no contractor category in s. 489.105 of the Florida Statutes. Section 489.117(4)(a)1 names driveway installation among the job scopes a city or county may not require a license for.
Accessible parking is governed by s. 553.5041. Section 553.5041(5)(c)1 says each accessible parking space must be at least 12 feet wide, with an access aisle at least 5 feet wide that is striped diagonally to designate it as a no-parking zone.
Section 553.5041(6) says each accessible space must be prominently outlined with blue paint, and repainted when necessary. It must be posted with a permanent above-grade sign bearing the international symbol of accessibility and the caption "PARKING BY DISABLED PERMIT ONLY," placed at least 60 inches above the ground to the bottom of the sign. A sign erected after October 1, 1996 must indicate the penalty for illegal use of the space.
