What is included

What does unit turnover cover?

  • Trash-out of the vacated unit.
  • Make-ready clean.
  • Interior repaint.
  • Carpet cleaning or replacement.
  • Punch repairs and a final inspection.
  • One finish date for the whole sequence. If the paint crew slips, the carpet crew's start moves with it.

Emergencies

When is it an emergency?

A turn is never an emergency; it is planned to a date. A problem found during one can be. A leak found at trash-out goes out as plumbing, marked Emergency if water is running, and the rest of the sequence moves around it.

Licensing

What license does a vendor need in Florida?

General information, not legal advice.

A turn mixes trades, and most of them need no state contractor license. Cleaning is not a licensed category under section 489.105 of the Florida Statutes, and section 489.117(4)(a) bars cities and counties from requiring a license for painting or flooring.

Two things change the picture. Any repair in the sequence that falls under a licensed trade, plumbing for instance, goes to that trade. And in units built before 1978, the paint step falls under EPA's Renovation, Repair and Painting Rule.

Any Florida license can be checked by name or number on the state's Verify a Licensee search at myfloridalicense.com.
