The work

What plumbing work does 1Stop send?

Leaks, blockages, water heaters, supply line failures, for managed properties. It is billed per job, and it goes on your payout statement for the period, which 1Stop pays net-14 from completion.

1Stop is the contracting party: it buys the job from you and sells it to the property manager, so you invoice one company and never bid against other vendors for the work.

Licensing

What license does a plumbing vendor need in Florida?

Florida licenses plumbing contractors under section 489.105(3)(m) of the Florida Statutes. The license covers installing, maintaining, repairing and altering plumbing, including drainage, venting and water supply systems.

As with air conditioning, a certified plumbing contractor can work anywhere in Florida, while a registered one can work only in the local jurisdiction its registration covers. Either can be checked at myfloridalicense.com.

Water heaters sit inside that scope. Section 489.105(3)(m) names solar water heating systems and the water, natural gas and liquefied petroleum gas lines and venting a heater connects to. The same paragraph lets a licensed LP gas dealer or installer, or a gas utility's employee, disconnect and reconnect the water lines when servicing or replacing an existing water heater without a plumbing license.

Section 489.103(23) makes one exception for apartment communities of at least 100 apartments. An employee there who holds the National Apartment Association's certificate for apartment maintenance technicians may make minor repairs to an existing electric water heater, among other conditions, using new parts functionally identical to the old ones and costing no more than $1,000 for the repair, so long as the repair is not so extensive that it amounts to replacing the heater.

1Stop holds that license on file before it dispatches plumbing work, along with a current certificate of insurance and a W-9.
